Nederland is the only Colorado mountain town where you can teach a Zoom class at 11am, walk into Eldora at 1pm, and be back home for dinner. The drive up Boulder Canyon (Highway 119) is a 35-minute commute to downtown Boulder when dry, and the road is plowed within three hours of any snowfall by CDOT. Pinecrest doesn't list mountain homes without confirming road plowing arrangements first — too many bad surprises in winter otherwise.

How does Boulder's rental licensing work?
Every long-term rental in city limits requires a current rental license. Pinecrest pulls and renews these for every home we manage — you'll see the license number on the listing.
Is parking included?
Most homes include 1–2 dedicated spots. Pearl Street and University Hill are permit zones; we'll guide you through resident permits if applicable.
What about wildfire mitigation?
Every Sunshine Canyon and Boulder Heights home is inspected annually for defensible space and ember-resistant venting. We coordinate evacuations directly through Pinecrest if a watch is issued.
Can I have a dog at altitude?
Most homes are pet-friendly (2 max). Confirm breed restrictions on the individual listing — some HOAs have additional rules.
Are utilities ever included?
Trash and water are typically owner-paid in condos and HOA properties. Single-family homes are usually all-tenant. Each listing states it explicitly.
How early can I tour?
Self-tours run 7am–9pm seven days a week. Guided tours are available by appointment Mon–Sat.
