For renters
How fast can I move in?
Most approved applicants are in their new home within 7–14 days. Self-tours run 7am–9pm; we issue decisions within 48 hours of a complete application.
What does it cost to apply?
$45 per adult applicant, non-refundable. The fee covers third-party credit, background, and eviction checks; we do not profit from it.
What credit score do I need?
Minimum 650 FICO for all adult applicants. Lower scores can sometimes be offset with a co-signer at 4× the monthly rent.
What income proof do you accept?
Two most recent pay stubs, last two months of bank statements, or a signed offer letter for new hires. Self-employed: 2 years of tax returns or 6 months of bank statements.
Are pets allowed?
Two pets max per home, $300 refundable deposit per pet, $35/month pet rent. Service animals accommodated free per FHA. Some HOAs add restrictions — confirm on each listing.
How is rent paid?
ACH from your bank account is free. Debit and credit cards work for a small processing fee. Auto-pay can be set up the day you move in.
What if maintenance is needed at 2am?
For emergencies — no heat, no water, sewage backup, broken lock — call (303) 555-7299. A licensed tech is on rotation 24/7/365 with a 30-minute callback target.
For owners
What's the management fee?
Flat 8% of collected rent. If we don't collect, you don't pay management. The leasing fee — paid once when we place a tenant — is half a month's rent.
Are there setup or hidden fees?
No setup fee, no vacancy fee, no maintenance markup, no "technology" fee. Two line items: management and leasing.
How long is the contract?
12 months initial term, then month-to-month with 30 days' notice. No early-termination penalty if a tenant is in place.
Can I switch from another PMC mid-lease?
Yes — we handle the inheriting-tenant onboarding directly with the prior PMC. Most switches are live in 14 days.
Do you handle evictions?
Yes. CO-licensed counsel on retainer; we file, attend, and manage the process. Owners pay actual filing/service costs at cost.
What about tax documents?
Year-end packet (Schedule E ready, 1099-NECs filed for vendors, depreciation worksheet) is delivered by January 31.
For residents
Where do I get my W-9 / proof of residency?
Both are available on demand from the Documents tab in the resident portal. Most letters generate within 60 seconds.
Can I sublet or list on Airbnb?
No — our leases are long-term residential. Short-term subletting violates both our agreement and most local STR ordinances.
How do renewals work?
We reach out 90 days before lease end with a renewal offer (which may include a rent adjustment). You have 30 days to decide; non-response defaults to a month-to-month conversion at a 5% premium.
What if I need to break my lease?
Two months' rent buyout, plus 60 days' written notice. We'll waive the buyout if a qualified replacement tenant takes over.
